VolkerWessels Logistics Development (VWLD) sells its distribution centre development on the former premises of Martens Prefab Beton at Industrieweg 17 (Haven industrial estate) in Waalwijk. CBRE Global Investor acts as buyer on behalf of one of its clients.

Specifically designed DC

The distribution centre with its head office will be tailored for SIG Benelux, a market leader in the supply of specialist materials for construction and technical insulation. The building will consist of approx. 14,000 m² warehousing with high-quality offices of approx. 1,500 m² and approx. 4,500 m² outdoor storage space. Completion is scheduled for April 2021, and a long-term lease has been concluded for this project. VolkerWessels company Systabo is the main contractor and is responsible for the realisation.

Specifically designed DC

This 'built to suit' project was developed entirely to measure for the Tenant, who had a specific preference for this location. The design anticipates several facilities so that the DC can be made suitable for every logistics user, only requiring minor modifications. Waalwijk is one of the best logistics locations in the Netherlands, with an excellent infrastructure. This is one of the reasons why a large number of national and international companies have chosen Waalwijk as their logistics location.

Maurice Stieger, Transaction and Asset Manager Logistics NL, CBRE Global Investors: ''This high-quality redevelopment is a good opportunity to expand our presence in one of Europe's most attractive and future-proof locations with a modern and sustainably built distribution centre. The possibility to transform the building with simple adjustments and expand it for future Tenants meets the sustainable long-term vision of the investor.''

Roeland van den Berg of VolkerWessels Logistics Development: "This redevelopment project is an excellent example of us giving an old production site in an existing industrial environment a wonderful new function. The design used for SIG also allows for easy modification and makes it suitable for other logistics users, making the building even more attractive to CBRE GI. We will initiate such redevelopment projects more often in the future."

The buyer was advised by CMS and the seller by JLL and Houthoff.
