Nieuwegein – On Friday 17 March, the development combination Delta Development and VolkerWessels Logistics Development delivered Hello World project in Hoofddorp to Rapid Logistics. The logistics service provider had already taken the first phase into use in the summer of 2022 and has also signed a long-term lease for the second phase.

Hello World
Hello World is the second joint project of Delta Development and VolkerWessels Logistics Development at the Schiphol Trade Park business park in Hoofddorp. The project has once again created a sustainable logistics hub for companies looking for a combination of transport, warehousing, forwarding, production and value added logistics. Hello World has a total size of 47,000 m², high-quality logistics business space, office space and multifunctional space that can be flexibly arranged and can be divided into eight individually lettable units.

RapidLogistics
Tenant Rapid Logistics is a fast-growing company that offers special shipments and fast solutions from their logistics services. They have been operating from the head office at Schiphol-Rijk since 1989 and the company has grown into a specialist in total solutions for logistics requirements.

Innovations
Hello World, designed by OPL Architects based on the Cradle to Cradle philosophy, is an extremely sustainable project in which healthy reusable materials have been used and a BREEAM Excellent certification has been achieved. The building is energy positive and an energy plaza has been created that provides for own generation and storage of electricity in combination with the solar roofs and solar carports.

The CO2 calculation of the building (whole life carbon, i.e. operational and material-related emissions together) shows that the building will be completely CO2 neutral by the year 2040. The building is expected to offset more than 18,000 tons of CO2 by 2050.

Delivery
Delta Development and VolkerWessels Logistics Development sold the project to an international investor at an earlier stage. The first phase, rented by Rapid Logistics, was completed in the summer of 2022 and immediately put into use. The second phase was also delivered today, taken in to use by the tenant for its operation in the coming months. Systabo, also a VolkerWessels company, was responsible for the construction of the distribution centre.

Van Gool Elburg Vastgoedspecialisten and Cushman & Wakefield legaly the developer on a commercial throughout the development, and Houthoff & Habraken Rutten on a legal level.
