30.000 m² distribution center for international Logistics
On Spekhofstraat in Kerkrade, at the Spekholzerheide business park, VolkerWessels Logistics Development,, is developing DC Spekhof: a high-quality, flexible, and future-proof logistics center. Thanks to its location in the border triangle and the Parkstad infrastructure (N281 with direct access to A76, A79, and A2), this is a prime hub for European distribution to Germany and Belgium—without the congestion of Venlo/Eindhoven.
The Project
DC Spekhof comprises approximately 27,000 m² of warehouse space, a mezzanine of about 2,400 m², and 1,500 m² of office space. The building can be split into two fully functional units, featuring representative corner offices and mezzanines above the docks for value-added logistics. The site offers ample parking and an efficient truck court with 27 loading docks and 2 overhead doors. Clear height: 12.2 m. Floor load: 5,000 kg/m² (warehouse) and 750 kg/m² (mezzanine). Column grid: 22.80 × 12.00 m.
Energy & Sustainability
DC Spekhof is gas-free and designed for BREEAM ‘Very Good’ certification. The roof is prepared for solar panels, lighting is LED (with motion sensors), and heating is provided by electric heat pumps. The building includes a materials passport for circular reuse. For power reliability in times of grid congestion, we combine PV with a block power and battery concept: charging at night on contracted capacity and using the battery during peak hours—operationally stable and cost-efficient.
Location Advantages
From Kerkrade, you can quickly reach Aachen, Düsseldorf, and Cologne toward the Ruhr area, and southbound Maastricht and Liège. The region is a strong logistics hotspot with a solid labor pool and a growing base of logistics and pharmaceutical activities—ideal for 3PL and European distribution networks.
