What is grid congestion?

Grid congestion is essentially traffic congestion in the power grid. It occurs when the demand for or feed-back of electricity exceeds the grid's capacity. With the Netherlands' rapid electrification, this is becoming increasingly common. Solar roof panels and wind turbines create significant supply peaks that the traditional grid wasn't designed to handle. This has major implications for real estate: new projects sometimes receive reduced power connections or, in worst-case scenarios, no connection at all.

Our solutions for grid congestion

Many projects stall because buildings without adequate power supply cannot be leased or sold. We take a proactive approach to this challenge with various solutions:

Early engagement with grid operators

We approach grid operators and energy suppliers early in the process. This quickly reveals whether power capacity is available or if a project needs to join a waiting list. Sometimes the problem can be resolved in the short term. In other cases, grid modifications may take several years.

Energy efficiency and optimisation

We have extensive experience with energy-efficient installation concepts. By implementing smart energy management systems and switching schemes, we can minimise power demand and reduce grid load.

Interim solutions

Until sufficient power capacity becomes available, we can implement various temporary solutions:

• Hybrid generation
• Solar roof panel systems
• Battery storage (optionally combined with solar panels)

Project Hello World

In Hoofddorp, we developed a future-focused distribution centre for Rapid Logistics. Hello World is an innovative project in the Amsterdam region, with 36,000 m² of DC space, 2,500 m² mezzanine, and 3,800 m² office space.

Grid congestion played a significant role in this project. Sustainability was paramount: the entire building was designed following cradle-to-cradle principles. The project has achieved BREEAM certification, and we used exclusively non-toxic materials. The building is gas-free and energy-positive thanks to solar panels. To address grid congestion, we implemented a gas turbine, solar panels and batteries, and a smart grid system.
