Redevelopment of the Lips location: from past to future
The transformation of the former Lips production location in Drunen is an example of how outdated and polluting industry can make way for modern, sustainable solutions. The redevelopment symbolizes a shift from polluting to clean and from dark to light, with architecture that pays tribute to the region's rich history.
Logistics hotspot
Located on the strategic logistics axis A59 between Waalwijk and Tilburg, the Metal Valley business park offers the ideal location for international logistics activities. The site, traditionally a center for the metal industry, is now a hub for distribution to consumers in the Netherlands and Western Europe.
Sustainable distribution center
After the demolition of the old factory and thorough renovation, we have built an ultra-modern distribution center of 32,600 m² at this location. This gas-free development is fully equipped with solar panels and has achieved a BREEAM Very Good certification. The design makes optimal use of natural daylight, and the interior, in light colors, creates a pleasant working environment.
Customization for the tenant
The distribution center was designed with flexibility in mind, which allowed us to integrate specific requirements from the tenant, Green Qube Services (part of West Coast Supply Group). While construction was already in full swing, we made adjustments such as spaces for VAL activities (Value-Added Logistics), warehouse offices and an ADR space (for hazardous substances). Thanks to tight planning, these changes were implemented without delays, so that the building was immediately operational.
